If yours is one of the many home-based businesses that seem to be growing in number with advancing technology, insurance may not always be at the forefront of your mind. You're not required to get building insurance, and you may not use your auto in business beyond driving to appointments. The reality, however, is that you have exposures that often are not considered and definitely are not adequately protected in your homeowners insurance.

I would like to raise your awareness in three areas of concern for every home-based business:

1. Liability

Are you a consultant or other professional who doles out advice or publishes information? You may need professional liability insurance. If you can be sued for the information you provide or the things you say and write, do not be covered without this coverage. I recommend no less than a $ 1,000,000 limit. Talk to your accountant about making these policies business expenses by paying for them through your business.

Believe it or not, you are more likely to become disabled than to die by the time you hit 65 years of age. Depending on the nature of your career, you could lose your ability to bring in income and become a source of additional expenses. Most disability carriers require you to have two years in business before they will offer this policy, but that should not stop you from looking into it when you can.

Modifying a Home for a Senior

Most seniors want to live independently for as long as they can. Moving into a nursing home or assisted living center, or moving in with children or other relatives, may make sense for any number of reasons, but one must take into account the senior's self-esteem. Very few seniors are comfortable in situations where they feel they are a burden on someone else, either financially or logistically. In the United States, over 90 percent of those who own their own homes want to "age in place."

There are various ways to modify a house to make it safer or more accessible to a senior who is beginning to lose easy mobility or who already suffers from physical limits. Modifications can sometimes be problematic; Many seniors will be living in homes that were built decades ago, well before builders were thinking about design considerations for the elderly. We might not think twice about a narrow doorway or a staircase, but for a person with physical limitations, these can be impassable barriers.

For 20 years, both the state and national governments in Austraila have run safety campaigns for parents on the home yet there are some really basic areas that are being missed. Most people know that the key danger areas in the home are the bathroom, kitchen and garage.

First Aid Organisations like Lifesaving Australia and my own company, One-on-One Professional Business Training will tell you that the bathroom is an incredibly dangerous area in the home for drowning. More children under 5 die due to drowning in the home than any other way in Queensland. The key facts are that you only need about 2 to 5 cm of water for a child to drown in, so here is the scary aspect. Most parents neglect another key area… the toilet.

Whilst researching this article, I was reviewing statistics from around the world on how children actually drown and there is a trend for children under 5, in the western world actually drowning in the toilet. A common thread was that the young child would try to climb onto the toilet to use it and whilst doing so fall in and not be able to get out. Many of the American style toilets with a larger style bowl and higher water were most dangerous. It was easier for kids to fall in and a larger amount of water to drown in.

The key issue for parents to be aware is that they need to ensure they use child restraint locks on the toilet lids so that the child needs to come and get you if they want to use the toilet or parents need to install child seat in which the child cannot lift the large toilet seat. At least this way, having to deal with possibly a mess is better than a child drowning.

We know that kitchens are dangerous but did you know that the lounge or family area can also be very dangerous as well. In the 21st century we all love our LCD Screens however their stability can be easily be upset by a 3 year old pushing on the screen. Many family rooms have their 50″ LCD screens sitting on a coffee table which is great for the adults but extremely dangerous for children.

I was watching a video on YouTube a few days ago where a 2 year old ran up to kiss the screen and she did it with that much force the television fell over on top of her. If you are going to purchase a large LCD screen most child safety experts now recommend that you have the LCD Screen mounted onto the wall to remove the chance of the television being pulled over.

The laundry is once again another danger area where children can be injured. We have seen over the last few years a transition where many homes are converting their washing machines from being top loaded to being front loaded washing machines. I have read about a number of case studies in which children have been playing hide and go seek and a small 2 or 3 year old has literally opened the washing machine, climbed inside to play, only to die from suffocation. There have been other cases where parents have part filled the washing machine, not realised their child have climbed into the machine and they have turned the machine on.

I know when I first heard about these cases, I honestly thought they were made up or the parents were just despots, but having now seen the evidence on places like YouTube and other video posting sites, these are definitely issues that parents need to be aware of.

My greatest advice to any parent is this, accidents will happen in the home and that is a reality that all parents need to accept. The only thing you can do is to make sure you have the skills to deal with any emergency that comes up, so that is why I recommend that both parents do a regular first aid course so that you know how to save your child’s life. It could be the difference between life and death!

Last season was an exceptionally cold winter for us and the amount of heavily built up mold that I saw in bathrooms and laundries was at monumental levels. The crazy thing, it does not have to be! There are a few simple tricks to keeping mold from taking over your bathroom and potentially damaging paintwork (which could create bond issues for tenants) and and more importantly health.

Mold removal should be part of any cleaning routine and must be kept in check to reduce its likelihood for growth. After 10 years in Tropical North Queensland, Australia, one thing I have had a lot of experience with is mold; We used to get mold in everything, and I mean everything. If you are old enough to remember back to VHS video tapes, even they would get mold in them.

So, what to do about controlling mold during the coming winter? – If you have a bathroom fan, make sure you use it. Always turn on the bathroom fan while you shower and be sure to leave it run long enough after you have finished to help moisture leave the bathroom.

For those of you who are lucky enough to have the good old IXL Tastic (heat, fan, and light) make sure you have it on, the heater globes will help keep the moisture build up to a minimum while the fan will carry out the Obvious work.

If you only have a window, then be sure to make sure to open it a little. I know the thought of this is not much fun in 2 degree weather, but its paramount to keep the moisture build up from steam to a minimum – this of course goes for laundries too, especially while running dryers. Another good idea while running a dryer is to make sure the laundry door is open, it will not only allow for ventilation but assist in keeping the home warmer.

Finally, if (and when, as you will not always be able to keep mold at bay) have a spray bottle of bleach, not the expensive stuff, but the simple homebrand bleach. It costs near nothing and a few short and sharp squirts on the affected area will generally kill the mold in its tracks. No need to spray and scrub, just squirt on and leave, ideally when the area is dry, not just after a shower as it will dilute and be less effective.

These simple tricks should help you survive the mold attack that has become so prevalent during long and chilly winters.

It's also worth noting that as a tenant you may very likely become responsible for any damage caused by mold. If not controlled and left unchecked, mold can eat through paintwork and even the walls. So control any mold that is starting to appear now, and this will help keep the unsightly growth away and may just help your health, too!
